In the State of Florida most Manufactured Homes in land lease communities insurance policy is under written by Citizens. If you are purchasing a home and obtaining a chattel loan, most Lenders will required a minimum $1,000 deductible which will increase your rates compared to a policy with a higher deductible.

To bind a homeowners policy, a 4 point home inspection maybe required, depending on the age of the home. The inspection should show no issues or concerns with the plumbing, heating / cooling, electrical and roof systems.

 

Notables:  The roof’s useful life is to have 4 years or more.  Currently an asphalt single roof has a life of 15 years which means the roof should not exceed 11 years old.  Metal and Roof-Over roofs have a different life expectancy.  You will need to confirm with your Insurance Agent for the latest requirements.

Any home having a Florida Pacific Electrical (FPE) circuit breaker panel or Polybutylene plumbing (grey in color) will mostly likely not be able obtain a homeowners policy until they are replaced by a licensed professional.
